Gables Republic Tower - Dallas

I initially moved into Gables Republic Tower three years ago and at that time the complex was well managed and in good shape. This place has dramatically declined since then and there was not a week that went by that there wasn’t a wide variety of issues. Whether it was elevators being down, water leaks from the unit above mine, water leaks and mold in hallways (that took me reaching to the city to get resolved), homeless people pooping outside the front doors, dogs peeing in hallways, aggressive rent increases, homeless living in the stairwell (was informed of this by security rather than the complex itself), or the general laissez fair attitude of the leasing office. I highly recommend avoiding this building. The leasing staff has told me personally that Gables corporate has reduced their staff in the office as well as their maintenance staff and it shows. I would have gladly continued living in the building if they had maintained it properly, but it appears that they will continue to let a once great building become dilapidated. Upon move out inspection I was informed that there would be minimal charges but they proceeded to overcharge for paint and trim repairs after previously telling me it was normal wear and tear. If you don’t believe me on these issues, feel free to browse through the plethora of images I have provided. Do not waste your money or time with this building unless you enjoy being consistently frustrated. I will never rent from a Gables owned property ever again.

My fiancé and I moved in a month ago and we are loving it here!! Some of my favorite things about this building: • Moving in was a breeze with their freight elevator! • The beautiful views are my favorite part! • Such nice units!! Our unit looks just like the pictures online. • I don’t hear any noise from the street or from neighbors! Very quiet, at least on our floor. • The rent is very reasonable considering it’s in Downtown Dallas! • The parking garage is secure, with security guards! • Very nice pool/grill area on the roof. Plus a gym and business room on the 9th floor. • Friendly and helpful staff! • We have met a lot of our neighbors and everyone is so kind!! • Quick maintenance! (I requested maintenance this morning because our ac unit wasn’t cooling as much as normal. They came same day and fixed it!) • The valet trash and trash chute room on every floor is very convenient. I could go on and on! We have no complaints so far. We are so happy to call Gables Republic Tower our home!!

As a Gables resident I was really disappointed in the tour experience I had at this location. Came in to tour the place since I needed to relocate. Vanessa was by the door when I came in, not sure if she was in the middle of something but I said hello and she said how can I help you. I told her if I could get information on the apartments and if there was time for a tour. She said yes, do you have your ID? and I handed it to her. I asked her if they had parking in their garage for future tenants for my husband to park he wanted to park near as the street parking was full and far and we had our 9 month old with us. I was only going to text my husband the parking information while I did the tour by myself so my husband could wait in the lobby with our 9 month old due to the heat. When I asked Vanessa where he could park she slapped her thigh sighing "ugh so you're not ready?" she rolled her eyes and said "let me know when you're ready" She did not know I was going by myself she assumed my husband was touring as well. After that I asked for my ID and walked away some gentlemen in the office looked shocked that she was talking to me that way. I thought ok she's just one person so I then asked the other leasing agent if he could help me. Thomas was friendly and let me do the tour by myself i asked him about the parking situation he gave me the instructions but the security kept turning my husband away saying he needed to pay $45 even though Thomas said it was free. My husband was frustrated with a crying baby. The cleaning lady was really helpful in directing me around. After I left I waited for the information to be emailed it took 3 phone calls on different days to get the info. I went with Cortland instead than deal with this headache and from other reviews seems like I made the right choice.

I love it here in my 1 BR unit. On the 22nd floor, I don't hear anyone above or below me. I have a corner unit and share only one wall with neighbors (bedroom/bathroom) but don't hear them so the walls are probably thick and well insulated. I face north above the Dart tracks but I am used to it's occasional noises. The kitchen and every room is spacious. And the view is perfect! I also submitted my first two maintenance requests (plumbing issues) and they were resolved same day!

wanted to speak to the manager. The only person in the office was an elderly leasing guy by the name of tom. He seemed agitated and angry at the world. a real rude guy . he stated all staff was off sick today. i said i have a maintenance question. he said all maintenance staff was out sick today also. i attempted to ask him a few more simple things and he just wouldn’t look at me the whole time i was speaking with him.ignoring me. and would rudely speak with a short vocabulary. The mangers name is Tiffany smith and she and everyone else will be back next week. unprofessional management here.

Gables Republic Tower used to be a beautiful building...15 years ago! I re-rented in here sight unseen thinking that the building would have been maintained through the years. Wrong! This building has been badly neglected for years. The walls in the common hallways and doors haven't been painted in years and the carpet in the hallways stink of dog piss. The stink of marijuana often permeates the elevators and you will often find puddles of dog urine in the elevators in morning. The apts are larger than most in the area, but the appliances are old and worn and the cabinets are in rough shape. My biggest concern was always with the safety and maintenance of the elevators given that it is a highrise. During most of my stay, 2 of the 3 elevators were non-operational and waiting for parts that were apparently on backorder. Complaints about anything were dismissed and Gables management often complained that the property owner did not want to spend any money on paint or anything else to keep the building maintained. Lastly, the location of this building near DART and the downtown homeless shelters presents major safety concerns. Security inside the building was good, but outside and around the building was always a concern. I saw residents walk their dogs at night without any concern, but I was always on alert when I went anywhere outside the building. It was not uncommon to find homeless sleeping on the street outside the building or inside the vestibule on a cold winter night. I wanted to get out of this building almost as soon as I moved in. Simple maintenance repairs could take days and the excuse given was often that they were short-staffed.
